Who can take a reverse mortgage in India?
Indian citizens aged 60+ (primary borrower) owning a self-occupied residential property. A younger spouse can be added as co-applicant.
Is the monthly payout taxable?
No. Under Section 10(43) of the Income Tax Act, reverse mortgage payouts are tax-free. You don't treat them as income.
Who owns the property?
The senior retains ownership. The bank has a mortgage (lien) that is discharged when the loan is repaid — either by the borrower, by heirs, or through sale of the property.
What happens if I outlive the payout period?
Payouts stop after the chosen term, but you can continue living in the home. Interest keeps accruing until the loan is settled.
