Why is early-year interest so high?
Interest is charged on remaining balance. In year 1, balance is near the full loan amount, so most of each payment is interest. By year 15 on a 30-year loan, the split starts flipping.
When do I reach the 50/50 point?
On a standard 30-year fixed, the split hits 50/50 (principal=interest) around years 18–20 — surprisingly late.
How does equity build?
Equity = home value − loan balance. It grows through (a) principal paid each month, (b) extra payments, and (c) home appreciation.
Can I get an official amortization schedule?
Yes. Your lender provides it at closing and on request annually. Online servicer portals also generate one on demand.
